Estimates, not quotes
Every result here is a mathematical estimate produced from the numbers you enter and the assumptions stated on each calculator page. Real outcomes depend on factors a calculator cannot see: your lender's specific terms and overlays, your credit profile, local tax rules and assessments, material and labour prices in your area, and conditions at the site itself.
A mortgage payment estimate does not account for your loan being approved, for the rate you are actually offered, or for escrow changes after closing. A construction cost estimate does not account for what a contractor finds once work begins. Treat every figure as a planning starting point, and confirm anything you intend to act on with a lender, contractor, insurer or tax professional.
No professional relationship
Using this site does not create a client, advisory, fiduciary or professional relationship of any kind. We do not know who you are, what you enter, or what you do with the result — calculations run in your browser and are never transmitted to us.
Decisions are yours
You are responsible for any decision you make using information from this site. Where a calculator shows a threshold, a break-even point or a comparison, that output is arithmetic applied to your inputs — it is not a recommendation to act, and it cannot account for your risk tolerance, timeline, liquidity or other obligations.
Financial and tax decisions in particular can have consequences that persist for years. Before refinancing a loan, changing a withholding or estimated tax strategy, electing a business structure, or committing to a construction budget, speak to someone who can review your full situation.
Accuracy and currency
We aim to keep every formula, assumption and reference figure correct, and each calculator page states the basis it uses so you can check it. Tax thresholds, contribution limits, Social Security wage bases and standard deductions change from year to year, and material prices vary by region and season. Where a calculator uses a point-in-time figure, the page says so.
If you find an error, please tell us — corrections matter more here than on most sites, because a wrong formula produces a confidently wrong number.

Some pages may link to external resources, tools or service providers. We do not control those sites and are not responsible for their content, accuracy or practices. A link is not an endorsement, and the presence of one provider does not mean others are not worth comparing.
Advertising and affiliate relationships

Regional limitations
The calculators here are built primarily around United States conventions, figures and units — US tax brackets and federal thresholds, US mortgage practice including PMI and escrow, and US imperial units for construction. If you are outside the United States, some or all of a given calculation may not apply to you.
